 13 Step Preferred Seller Commitments

Our team of full time Real Estate Consultants will provide you with the following services:

  • Marketing: Your property will be promoted every day in some form of media.  Your property will be entered in the Multiple Listing System that extends from Traverse City to the Indiana Border and East to Kalamazoo / Battle Creek.  We will also insure that your lisiting  appears on several national real estate web sites.  Your property will also be posted on our Web Site www.michlakes.com.  Your property will be exposed to the greatest amount of prospective purchasers through the latest in marketing and Internet technology received through our affiliation with our International Marketing Consultant based out of California.
  • Response: You will have your call returned by one of our team members within 24 hours of receiving your call, during normal business hours.  For this commitment, you can reach me at:  1-866-MILakes (645-2537).

  • Punctuality: If we are late for an appointment, (except for an emergency), we will donate $20.00 to the charity of your choice - no questions asked.
  • Responsibility: As your Seller’s Agent, we will uphold and fulfill the duties of a Sellers Agent as outlined in the Michigan Association of Realtors document “Disclosure Regarding Real Estate Agency Relationships.”
  • Paperwork: You will have the benefit of our Transaction Coordinator to ensure a successful completion of your Real Estate transaction.
  • Negotiate: We will advise you on the price and terms to accept in all offers to purchase your property and we will negotiate with the buyer to have them accept those terms within the time frame stated on the purchase agreement.
  • Communication: You will receive bi-weekly written, oral, and/or e-mail updates on the progress of selling your property.
  • Title Work: At the time of listing, we will order a Preliminary Title Commitment, so any potential problems in the chain of title can be cleared up in advance.
  • Presentations: Color feature sheets of your property will be created and available to potential buyers and other Real Estate Agents & their Companies.
  • Showings: All MichLakes buyers are asked to go through the pre-qualifying process before being shown your property to ensure that the potential buyer is financially able to purchase your property.  Unfortunately, we cannot guarantee the buy-ability of the buyers from other Real Estate companies.  You have control as to when (date, time, and notification times) the showings will take place.
  • Lock-Box: A computerized electronic lock box, with your approval, will be placed on your property to track all Realtors who show your property.  All showings will be confirmed prior to showing.
  • Improvements: We will consult with you about which before-sale improvements, if any, will help your property sell faster or for a higher price.
  • Pricing: We will help you price your property correctly by evaluating and explaining the current market conditions to you and showing you the selling prices of other comparable properties that have sold in your area.  Setting the correct price is the best way to get top dollar for your property.

As A Preferred Seller with The Carini Team, you agree to:

  • Share with The Carini Team the names of any people you speak with related to our services and the names of any people you know who are thinking of Buying or Selling Real Estate.
  • Share with the Carini Team the names of any people who ask to see your property.
